How to Post a Deal Listing
Each listing represents a client need (Want) or an available opportunity (Offer). When you post a listing, you are signalling to the community what you are looking for or what you can provide.
Posting a Want
A Want listing describes what your client is seeking. For example: "My client is looking for an industrial warehouse, 3,000\u201310,000 sq. ft., in Eastern Fairfax County, budget $2,000,000." Include as much detail as possible \u2014 property type, size requirements, location preferences, budget range, and any special conditions. The more specific your Want, the better matches you will receive.
Posting an Offer
An Offer listing describes what you or your client can provide. This includes properties for sale or lease, professional services, software solutions, M&A advisory services, or any income-generating opportunity. Clearly describe the offering, its location (if applicable), pricing or fee structure, and the value proposition.
Setting Co-Op Fees
The co-op fee field is one of the most powerful features on the platform. Co-op fees can be expressed as a percentage of the listing consultant's commission (e.g., 50% of commission), a fixed amount (e.g., $5,000), or even a negative value indicating the opposite side is expected to pay. This flexibility lets you transparently communicate compensation terms for collaborating consultants, creating a win-win incentive structure that drives deal flow across the community.
Building a Strong Profile
Your consultant profile is your professional calling card within the community. A complete profile builds trust and attracts collaboration from fellow consultants.
Add your professional title and company name for credibility
List your specialties (e.g., M&A, Finance, CRE) so others can find you
Include your industries of focus (Finance, Technology, Healthcare, etc.)
Write a compelling description highlighting your experience and track record
Add your Unique Selling Proposition (USP) — what sets you apart
Specify your base location and operating area for geographic matching
Include LinkedIn and website links for professional validation
Listing Lifecycle, Statuses & 30-Day Review
Every listing now tracks key lifecycle dates: Valid From, Valid To, and Last Reviewed (all displayed in dd-MMM-YYYY format). These help you and the community understand each deal's currency.
Listings can be set to one of six statuses: Active, Under Offer, Under Contract, Closed, Withdrawn, or Cancelled. Use these to accurately reflect where each deal stands.
Your dashboard will prompt you with a 30-day review reminder when any listing has not been reviewed in 30 days. Simply review and confirm the listing is still current to reset the timer and keep the marketplace accurate.
Private Log & Private Documents
For each listing, you have access to a Private Log where you can record confidential notes — internal tracking, due diligence observations, client-specific commentary, or anything you want to remember without sharing publicly.
You can also upload Private Documents — files visible only to you, such as contracts, appraisals, client correspondence, or internal analysis. These never appear on the public listing and are not accessible by other consultants.
Presentable Listing View (Share / Present)
Use the Share / Present button on any listing detail page or from your My Listings dashboard to generate a personalised, shareable URL. This link creates a clean, professional presentation page with:
- • Your contact details in the header (name, photo, email, phone, company, LinkedIn)
- • The listing details including description, category, price, co-op fee, location, and dates
- • "Powered by 121 Solutions" branding in the footer with today's date
Send this link directly to your clients. When they open it, they see you as the presenting consultant — not the listing broker. If the client is interested, they come back to you, and you handle the next steps through the platform.
